The monument comprises two buildings of the pre-improvement period situated on gently sloping ground on the NW side of Broomholm Knowe. The buildings are c. 50m apart and measures c. 30m by c. 4m and c. 16m by c. 4.5m respectively. The larger building is divided into three compartments. Associated with the buildings are enclosures of various sizes. The area to be proposed for scheduling includes the buildings and an area around them in which traces of activity associated with their use will survive and is a rectangle measuring 100m (NE-SW) by 50m transversely with part of the NW side defined by the present drystone wall.

The monument is of national importance because it is well preserved and has the potential to enhance our understanding of monuments of this type. Its importance is increased because, unlike most of the other sites of similar date in the area, it is located on relatively low-lying ground. The site has the potential to greatly increase the understanding of Medieval and Post-Medieval settlement and economy in S Scotland.
